Detailed electrical reports for home buyers and rental agencies
Buying a property is, for most of us, one of the most expensive purchases we may ever make.
It makes sense to have that property checked before you commit to buy, and in fact many purchasers instruct a surveyor to undertake this task.
Many people don't realise that a surveyor does not carry out a detailed check of the electrical installation.
What tests do we do?
When you instruct L&C Electrical Installations to undertake an electrical inspection you can be confident that the report you get back will be a comprehensive, detailed survey of every circuit, socket outlet, switch and light fitting at the property (unless stated otherwise on the report) and that the report will be recognised and accepted by all estate agents, solicitors and conveyancers.
We test all the wiring, the incoming mains supply including the suitability of the earth conductor. The fuses are inspected for signs of heat, RCD's are tested to ensure that they trip within the required time frame and calculations are done to ensure that earth continuity is adequate on every circuit.
You can expect recommendations on any required updating work and a report that satisfies the requirements of BS 7671.
All our electricians carrying out this type of work are fully qualified and hold City and Guilds 2391 test and inspection of electrical installations qualifications.
As members of the NICEIC we are inspected annually and our systems and reports scrutinised for errors and incorrect information. We have never received anything other than praise for our inspection reports from the NICEIC inspectors.
